Invite Rental applications are determining if a person
is a good fit for the property. They consist of a variety of questions about personal information and previous renter history.
Lease Agreements
Your lease will discuss any rules and regulations the landlord
sees fit for their tenant. An indisputable lease allows landlords to avoid any hassle or potential lawsuits from a tenant.
Co-signer Agreement
As not all tenants will be able to provide an adequate credit
score or any rental history, it can be difficult to determine whether they will be reliable. It would be beneficial to add a co-signer (usually a parent or guardian) who will assume legal responsibility in the event the tenant cannot pay the rent.
Rental Inspection Report
In order to avoid any disputes between tenants and
landlords, it is beneficial to complete a rental inspection report to document any damage done at the beginning of a tenants residency.
Subleasing
A situation may arise where your tenant would need to
sublease the property. In this case, it is up to the landlord to decide if they will allow their tenant to sublet. If it will be allowed, it is a good idea to use a sublease document to clarify who will be residing at the property, and who is responsible for rent.
Lease Renewal Letter
If you choose to offer a tenant an opportunity to renew their
lease, a lease renewal letter should be sent. The document would include expiry date of current lease, date and length of renewed lease, as well as an updated rent price.
Eviction Notices
Although it’s rare, there may come a time a tenant will need to be evicted due to a breach in the lease. In order to do so, you must notify them with an eviction notice.
